At Terraine, we all bring our own tastes and ideas to our homes. The design review process helps make sure those changes — whether architectural, landscape, or site improvements — fit with the community’s character while still allowing personal expression.

Before starting any project, please submit your plans to the Design Review Committee (DRC) for approval. This applies to everything from painting your home, adding a patio cover, or installing solar panels, to updating landscaping, fencing, or drainage. Reviewing first helps avoid redesigns later and keeps our neighborhood looking its best.

Before you submit your application

  1. Check the Pattern Book. It gives you realistic expectations and inspiration for working with your vendor. Even if your idea fits the guidelines, DRC approval is still required.
  2. View the Assessment and Fee Schedule. A $50 non-refundable review fee will be applied once your application is submitted.
  3. Plan ahead. Applications should be submitted at least 14 working days before a DRC meeting. The committee has 30 days to respond, but complete and clear applications are often reviewed much sooner.
  4. Get approval first. Don’t assume your project is approved just because it matches the guidelines or your neighbor made a similar change.
  5. Wait for the green light. It’s much easier (and less costly) to get approval before making a change than to correct something afterward.
